Through our partnership with AirDNA, researchers can now access LSOA-level insights into the UK’s short-term rental market through our new open AirDNA Airbnb Property Performance dataset.
Available to download now via the HASP data catalogue. This dataset draws on details from more than 1.7 million Airbnb property listings and over 90 million guest stays, providing annual indicators of Airbnb activity and performance across 43,900+ neighbourhoods (LSOAs) throughout the UK from 2015 onwards.
What’s included
- Airbnb market activity: Annual counts of active listings and guest stays, helping users understand the scale and distribution of short-term rentals across the UK.
- Property performance metrics: LSOA-level measures of revenue, occupancy rates, guest ratings and review counts, including median, upper and lower quartile values.
- Property and host characteristics: Information on property types (entire homes, private rooms, hotel rooms and shared rooms), market segments (budget to luxury), and host profiles ranging from single-property hosts to large portfolio operators.
Why use this data?
This dataset provides an accessible, entry-level route into our AirDNA collection, offering a streamlined alternative to our more detailed Safeguarded datasets while still supporting robust, meaningful analysis of the UK’s short-term rental market.
By aggregating data to LSOA and yearly resolution, the dataset enables users to explore geographic variation and long-term trends in short-term rentals while retaining key indicators of market performance and composition. It is particularly useful for understanding the relationship between tourism, local housing markets and place-based economic activity.

This dataset is well suited to teaching and student research, offering a straightforward way to explore real-world questions relating to tourism, housing, local economies and spatial inequality.
