New Open Data: Zoopla Property Sales and Rental Listings

Through our partnership with Whenfresh/Zoopla, researchers can now access LSOA-level insights into the property and rental markets across England and Wales.

Available via the HASP data catalogue, these datasets draw on over 9.6 million property sales and 5.9 million rental listings, aggregated using three-year rolling windows from 2014–16 to 2023–24.

What’s included

  • Rental dataset: Coverage of 35,000+ LSOAs with rental price measures, property characteristics, and supply and demand indicators – view metadata.
  • Property transactions: LSOA-level trends derived from HM Land Registry sales data and Zoopla listings, showing changes in the sales market over time – view metadata.

Why use this data?

These datasets provide an accessible, entry-level route into our WhenFresh/Zoopla portfolio, offering a streamlined alternative to our more detailed Safeguarded and Controlled versions while still supporting robust, meaningful analysis.

With data pre-aggregated into three-year rolling windows, it’s straightforward to track trends over time and, with LSOA-level spatial aggregation, neighbourhood-scale analysis is easier than ever – all of this without the additional governance and disclosure requirements associated with our more granular, application-only Safeguarded and Controlled datasets.

Ideal for teaching

These datasets are perfect for teaching, offering a manageable yet rich resource for practical exercises in data analysis, GIS, and visualisation.

They are also suitable for Master’s dissertations and independent student projects, allowing learners to explore real-world housing market questions using high-quality, structured data.

Examples of use

  • Explore housing affordability and regional inequality
  • Analyse supply and demand dynamics in local rental markets
  • Track long-term trends and market cycles
  • Compare property types and geographic variation
  • Identify areas of housing pressure for policy discussion
  • Build simple forecasting or modelling projects
  • Create maps, dashboards, and data visualisations
