New data: Airbnb property performance and guest reviews  

Through our partnership with AirDNA, researchers can now access Airbnb property performance and guest reviews data, offering new insight into the UK’s short-term property rental market. 

The updated safeguarded datasets cover more than 1.7 million UK Airbnb listings, drawing on over 92.4 million recorded stays and 31.5 million guest reviews from 2014 to the present.  

Together, they offer detailed information on property characteristics, bookings, availability, revenue, occupancy, and guest experiences across daily, monthly and yearly timeframes. 

These data can support research into housing markets, tourism, urban change, local economies and neighbourhood impacts:

AirDNA Airbnb Property Performance dataset 

At the heart of this release is the AirDNA Airbnb Property Performance dataset, which provides information on how short-term rental properties perform over time. The data is available in daily, monthly and yearly versions, allowing users to choose the level of detail that best suits their needs. 

Daily data: the most detailed view 

The daily dataset offers the most detailed picture of activity, covering the period from 2014 to the present and updating every month. It contains information drawn from more than 1.8 billion records, grouped into three main parts: 

  • Properties – details about each property, such as its type, location, size, key characteristics, revenue information, and summary performance over the past 12 months 
  • Daily activity – bookings and reservations recorded day by day 
  • Reviews – guest review scores and basic information about where reviewers are from 

This level of detail makes the daily data particularly useful for exploring short term patterns, such as seasonal changes, the impact of major events, or activity in specific neighbourhoods. 

Monthly and yearly data: simpler overviews 

For many users, a day-by-day view may not be necessary. To support broader analysis, the same information is also available in monthly and yearly summaries: 

  • Monthly dataset 
    Contains around 7.2 million records, with booking and review information summarised by month. This version is refreshed monthly. 
  • Yearly dataset 
    Contains around 10.4 million records, showing annual summaries of availability, bookings and revenue. This version is refreshed yearly. 

These summary datasets are smaller and quicker to work with, making them well suited to long-term analysis and comparisons between places or over time. Researchers can apply for access to different versions depending on how much detail they need. 

Full Airbnb guest reviews also available 

In addition to performance statistics, HASP provides access to a separate AirDNA Airbnb Guest Reviews dataset

This dataset includes the full text and scores of more than 31.5 million guest reviews, written by over 14 million guests staying in UK Airbnb properties since 2014. It is updated monthly and includes over 33 million records, organised into: 

  • Properties – basic information about the property and its recent performance 
  • Reviews – full review text (both in the original language and an English version), review scores, and high-level information about where reviewers come from 

This dataset supports research that goes beyond numbers, enabling studies of visitor experience, perceptions of place, neighbourhood change, and the social effects of short-term rentals. 

Performance summaries at daily, monthly and yearly levels are available alongside this dataset through the catalogue.
